If what i am reading is true, can you really substitute Demin & Augmen chords for other chords such as the "F" or the "Bb" and so on? Sometimes all this is so confusing. Thank you.

Not really.

There are "special" circumstances where these chords are used, but it really depends on the song. You can't really get away with "arbitrarily" inserting these chords.

The best thing that you can do to learn how chords can be used is to check out some song books. Study the chord progressions, and you'll start to see common patterns that are used in many songs.
